7 Things to Know Before Buying a Home on Whidbey Island

Buying on Whidbey Island is not like buying in the city.

There are unique considerations here that can surprise buyers who aren’t familiar with island properties. Knowing these ahead of time saves stress, money, and disappointment.

Here are the things I walk every client through when we start looking at homes.


1. Water Systems Matter (A Lot)

Many homes are on private or community wells, not city water. That means:

  • Water quality tests

  • Flow rate tests

  • Understanding filtration systems

This isn’t a problem — it just needs to be understood properly.


2. Septic Systems Are Normal

Most homes use septic systems. Inspections are standard and straightforward when handled correctly, but this is not something you want to overlook. A home sale inspection MUST be completed within 12 months prior to the sale.


3. Waterfront = Extra Due Diligence

Waterfront homes are incredible, but they come with:

  • Bulkheads

  • Bluff stability

  • Drainage patterns

  • Shoreline regulations

These are solvable considerations, but they require a knowledgeable approach.


4. Internet and Cell Service Vary

Some areas have excellent service. Some don’t.

5. Microclimates Are Real

One part of the island can be sunny while another is foggy. Some areas are windier, some more sheltered. This affects comfort more than people realize.


6. Ferries and Bridge Access Affect Lifestyle

North Whidbey (Deception Pass) and South/Central Whidbey (ferry access) feel different in terms of travel patterns. Where you buy should match how often you leave the island.


7. The Right Agent Makes a Huge Difference Here

Island properties have layers that don’t exist in suburban transactions. Having someone who understands wells, septics, shoreline, and local contractors changes the experience entirely.
